Summer is just about here and homeowners are getting outdoors to prep the lawn, patio, and outdoor entertaining areas. While doing these annual tasks, it’s a good idea to inspect the exterior of your home for any damage caused by winter precipitation, storms, or temperatures.

#1 Peeling or Bubbling Paint
One of the telltale signs that exterior paint has reached the end of its life is paint that is visibly peeling or bubbling.
Paint that has been exposed to extreme weather conditions such as fluctuating temperatures, New England nor’easters, and the blistering sun in the summers will eventually start to degrade. As the paint begins to detach from the surface it may peel, blister, crack, or start to chip away. Not only is this visually unattractive for the exterior of your home, but it also leaves the wood or underlying materials vulnerable. Without the protection of the paint, the wood beneath could begin to decay, rot, or grow mold or mildew.
#2 Fading Paint Color
Further signs that it may be time to paint your home include the fading of the paint. This usually occurs on the sunniest side of a home, meaning the southern-facing exposures in our region.
It may not be apparent while looking directly at your home’s exterior surface until you compare one side to the other. Fading may make one area look less vibrant and more prone to peeling and cracking.
#3 Gaps or Shrinking
As you inspect your home this summer, take a closer look at the gaps between your wood siding. Have gaps started to emerge? This could be a sign that there is dry rot underneath. This rot needs to be addressed and a fresh coat of paint is then applied to protect the exterior of the structure.
#4 Cracked Caulking
Caulking is often found around windows and doors and keeps a proper seal on the home. Inspect these areas closely to see if the caulking has started to crack.
Small cracks in the caulking can often be fixed by filling in with a new layer of caulk. However, larger cracks can be a problem and should be removed and refilled, then repainted to ensure a proper seal on doors and windows.
#5 Moisture Issues
Water stains, rotting wood, mold, and mildew can all be indicators that there is a moisture issue on the home’s surface.
The moisture could be coming from a lack of insulation, gutters that are in disrepair, or potentially even a plumbing issue from within the home. Be sure to get to the root of the water issue before repainting the exterior of the home or the water stains and mold growth could continue.
